As you can see from the images above, the ceiling height is high enough to be able to insert a mezzanine/loft over the living space comfortably, which could be used for a guest to sleep, an office or for extra storage.
The additional cost for this is expected to be approximately 5k.

While we are currently focusing on Thailand, Argentina and Greece, we are also looking closely at other locations that might meet our strict criteria for development. Negotiations with relevant parties are constantly ongoing.

We don’t build in existing tourist spots, due to extremely high land costs, but we do source very beautiful scenic land plots close by, so that our community members can enjoy a lifestyle together surrounded by nature, but at the same time within a reasonable distance of amenities, airports and cities.

What Do All of Our Members Have in Common?

Many are fit and healthy retirees, or digital nomads.

A lot of our members found themselves in an existence mode, instead of a living mode, for various reasons which often includes unpleasant climates, and modern day online isolated living instead of the social culture they were used to in the past.

Most of our members are not wealthy individuals, but they can live a very luxurious lifestyle in abroad with a reasonable pension and/or perhaps letting their own home in Europe or The USA.

$2,500 USD / 2,200 Euro / 2,000 stg per month is more than enough for a couple to live an amazing lifestyle in any of our locations.
(Very achievable even with a modest pension and renting out your current home)

We also screen all members to ensure that we keep the quality of life in our communities very peaceful for the benefit of everyone.

We notice that we attract a lot of teachers, nurses, police and fire officers, just as as an example, but of course we have many who worked in private industry also, and some who still do online.

How We Operate

(No upfront payments)

Our payment structure is designed so that members don’t make any payments in advance.

This means that members only pay for their land plot on the day the title is signed, with the planning permission and building permits already in place.

Stage payments are paid to the construction company, but never in advance. So for example the first stage payment is made when a home is finished to floor level, and again, not in advance.
Our full contacts will be made available to approved member applicants.

We have two full-time engineers from Ireland on site at all times during the construction phase to ensure the quality of construction from start to end, as well as signing off on completed work for payments.

All completed works are backed up by video and image presentation on a daily basis, so that our members can see what’s happening live on the ground online. If they happen to be in the locality, they are also welcome to visit the site frequently in person, but only by appointment, for health and safety reasons.

Who is behind Birchley Developments?

Barry Murphy from Ireland is the founder of Birchley Developments, and he has visited every continent worldwide looking for the best places to construct community villages, for people like himself, who would enjoy living a quality lifestyle with like-minded people.

He has a lifelong experience in creating businesses and construction in many different countries, and his unique design style is all about classy quality, but at the same time simplistic and minimalistic.

He loves the outdoor life, and plays golf, for a couple of hours every day. He also loves to ski, or take quad trips through the mountains, and is known for pulling out a guitar and singing a few songs spontaneously over a few beers.

Class, quality, practical and keeping life as simple as possible are his philosophies.

Barry is very meticulous about ensuring that he is providing real value for money through endless travelling and research, for the benefit of all community members.

What Are The Community Management Fees Once Each Village Is Completed?

The ongoing community fees are expected to be in the region of 70 Euro per month per villa, which includes the upkeep and maintenance of all common areas.

It also includes village security plus an admin office manned office hours Monday to Friday.

Birchley developments will operate a separate maintenance management company for each village for a minimum of two years.

But…

The resident members are free to set up their own management company or nominate another management company to take over at any stage by voting to do so, with a minimum of a 60% majority in favour.

This is very important so that the community members always have full control of their village at all times. While we never envisage Birchley falling short on the quality and execution of a management contract, blanket open ended management contracts can lead to complacency, which we never want our members tied into. The reality from our point of view is that we would prefer the members to take over the management or appoint another management company when they are ready to do so, but we will provide the service for as long as required, and for sure for a minimum of the first two years, unless the members wish to change before that timeline.

Why Chris and Mon who are already currently living in Thailand intend to move into a Birchley community village at the first available opportunity.

“ Hi, I am Chris from Manchester, retired and living with my Thai partner Mon in Thailand for the past two years.
I have been renting an apartment since I arrived here, because I wasn’t sure about where I would like to live and in what type of building.
Many of the villas here are 3 or 4 bedroom units, which are cheap compared to UK prices, but even an average one will cost you 150k, and you won’t know who your neighbours are, or what cultural background they are from.
The idea of paying in the region of 70k for a well designed spacious one bedroom villa in a quality community is very appealing. We also like the fact that the community management rules are so strict, because there are a lot of gated communities here, which are not maintained to a decent standard for various reasons, which can’t happen the way the Birchley contracts and rules are set up.
We also like the idea that members will be able to swap houses with other members from different countries for a few months at a time if they so wish. It’s a great way to see the world and meet new friends at no cost apart from the flights”

Brian and Trish from Dublin, who recently retired sold their home to their son at a discount rate and intend to move into a Birchley community village

“We are Brian and Trish from Dublin, who both recently retired with reasonable pensions at 60 years of age.
We always intended to live abroad once we retired because of climate and the cost of living in Dublin. We decided to sell our family home to our only son at a discounted rate, which left us with 300k euro, when we included the retirement lump sums we received.
We bought a mobile home 30 miles south of Dublin for 60k, so that we always had somewhere close to family and friends to return to in the summer months.
We are currently living in a rented apartment in a nice condominium in Greece, but after living in a house and having our own garden, all our lives, we realise that condo life is not for us.
When we came across the Birchley Community Developments plan, we decided to apply to join, and see how it all works out.
The idea is great from the point of view of the villa designs, the pricing and also the fact that you have a vetted community of neighbours to mix and socialise with.
It’s also very important for us to know that no village will commence unless there is a full 100 membership signed up from the start, so that we can’t end up on a never ending building site, and that the entire village is built in one go simultaneously. The design of the Birchley legal contracts are as impressive as the designs of the villas and villages. ”

Mark and Joanne from Chester decided to become a Birchley community member to seriously increase their spending power in a beautiful climate.

“ We are Mark and Joanne from Chester, who both recently retired at 60 and 62 years of age with two pensions that would only allow us to survive in The uk, as opposed to having a quality lifestyle.
We ended up with two lump sum retirement payouts, that came to 120k combined, and decided to buy a property abroad in a more affordable location with a decent climate.
The reality is that you would find it difficult to purchase a decent property in most countries for 120k, and we also decided we didn’t want to sell our family home in Chester, so that we could rent it out to increase our monthly income, as well as leave it to our kids someday.
The Birchley concept seems to really suit us, so we applied to join. While they are building up community members, we decided to visit Mendoza in Argentina and Kalamata in Greece to spend a few months in each location renting a property. We look forward to exploring both locations while watching how the Birchley concept unfolds, but we really respect the fact that there are no upfront payments to landowners or construction companies, so we have nothing to lose and all to gain if everything goes to plan.”

Tony who is a single retired fit guy from Harrogate decided to join the Birchley community to move to Thailand safely, and to hopefully find love in his life again.

“I am Tony from Harrogate, who has been divorced for several years and recently retired with a decent pension.
Having spent quite a few vacations in Thailand, I was sure it was where I wanted to retire too as a single guy. A lot of single guys relocate to Thailand for obvious reasons, but I have learnt that the reality of finding a decent Thai partner is not so simple as people think.
Manu of ladys who are in the tourist spots, are not long term partner options, but a friend of mine put me in touch with a very boutique dating agency, which has a proven formula for finding decent lady partners for decent gentleman who meet their criteria only.
The obvious question then was where would I like to live, and buy a property? I have visited quite a few locations in Thailand, but when I came across the Birchley concept, I applied to join straight away.
