The gardens and entrance are surrounded by a 2 meter high maintenance free fence for complete privacy, which can be accessed directly from both the bedroom and the living space area.
There is also an automatic 2 meter entrance gate, with a covered car parking area for two cars at the entrance to the villa.
The swimming pool and jacuzzi are optional at an additional cost of approximately 15k and 4k respectively. The swimming pool is 12 meters long so that it can be used for fitness swimming and not only as a leisure pool.

You will notice that the bedroom has been designed large enough to make a second daytime living space, so that one resident has the opportunity to work from a desk, or watch TV from the armchair.
The complete walls behind the televisions in both the living room and bedroom are wardrobe and storage spaces, which are accessed by sliding doors.
There is a guest toilet and storage area at the entrance to the villa.
Because of the internal height of the ceilings, it’s also possible to insert a loft over the living area space, as you can see in the images. There is an additional cost for this loft expected to be roughly 5k.

At the end of the day, our villas have been designed for very practical comfortable living with a touch of class, while at the same time being very affordable and maintenance free.
The extra entertainment/guest room has been very carefully designed so that it is completely multi functional, and it comes with a cost of roughly 25k, depending on the country.

You can also insert a pool table, which can be rolled into the centre of the floor, and even put a ping pong table on top of it at times, if you wish, or perhaps create a small gymnasium.
On top of that, you can fit a folding double Murphy bed on one wall, in the event you have guests over.

The common areas have been designed just like the villas to be completely practical and comfortable.
Outside the bar and restaurant, there is a large terrace with three different types of seating. High stools to enjoy a beer, restaurant tables to enjoy a meal, and swing chairs to relax and enjoy a cocktail maybe and read a book, all overlooking the swimming pool.
The gymnasium and yoga building also houses male and female changing rooms, which can be directly accessed from the astro turf sports courts, the swimming pool, and also the gym and yoga areas. The Gym and yoga rooms are overlooking the pool area with tinted glazing.
There is also the main entrance to the village which has a security/administration office, and controlled entrance barriers.
The overall village site plan image here may vary depending on the topography of any given selected land plot, because of gradients, views, road access and other factors.
For example the common areas and entrance might end up in the centre of the site, rather than at one end, but the overall concept of the common areas and 100 villas will not change. All internal roads will be constructed from reinforced dyed concrete with a state of the art drainage system to minimise maintenance.
We have spent 2 years designing the construction methods of the villas to ensure we are using the most high tech and maintenance free products available on the market. Temperature control and insulation was also a key factor in our construction design process. As you can see, the walls are built with solid reinforced concrete with insulation on both sides as well as a zinc exterior. Zinc is the only material in the world which improves as it weathers over time which makes it worth the additional cost over normal exterior wall finishes, and it’s totally maintenance free.
We do not use timber or concrete blocks in our structural designs, which is why we have aluminium roof trusses. Timber and blocks are the main reason for settling cracks on interior walls, which we do not want obviously. After time timber can warp and cause sagging depending on humidity and temperature fluctuations, but aluminium and zinc will be the exact same after 100 years.
